| 内容記述 | バブル経済の崩壊によって，バブル期に鎮静化していた都心周辺部における分譲マンションの供給は1990年代半ばに回復を始めた。都市計画法や建築基準法における規制緩和，とりわけ天空率の導入がマンション供給を促し，大都市の多くでタワーマンションが普遍的にみられるようになった。本研究の対象地域である大阪市西区では，主にその東半部で分譲マンション供給が活発化し，居住地域としての都心周辺部の復権が顕著である。本研究では，大阪市西区全域における供給動向の概観から入り，西区東半部に焦点を当てた分譲マンション供給の特徴を指摘し，都心周辺部での居住をめぐる将来に向けた課題を探る。 | |||||||||

| 内容記述 | The supply of urban condominiums, which was subdued during the Japanese economic bubble period (1986-1991) began recover in the mid-1990s. Deregulation under the Urban Planning Act and the Building Standards Act, particularly the introduction of sky rate (the ratio of “sky area” when looking up the sky from a certain point with a 360-degree camera), has encouraged the supply of high-rise condominiums in many cities. The study area of this article is the eastern half part of Nishi Ward, Osaka City. Here, the supply of condominiums has become more active in the last twenty five years and restoration of the area surrounding Osaka’s CBD as a residential district has been remarkable. This study provides an overview of trends and the characteristics of condominium supply throughout Osaka City’s Nishi Ward, and then explores issues for the future regarding living conditions in the surrounding area of the CBD. | |||||||||
