| 内容記述 | 本研究は，2010年代に入って急増している物流施設に注目し，その立地展開とその機能について分析した。物流施設には，①補完型物流施設，②配送型物流施設，③賃貸型物流施設の3種類があるが，2010年代以降に増加しているのは②と③である。物流施設を展開しているのは，国内外の大手のデベロッパーであり，特に外資系デベロッパーは大規模なものを開発する傾向にある。物流施設の立地展開は3 大都市圏の郊外地域を中心としており，地方中核都市にも立地するようになっている。京阪神圏では，2010年代前半までは大阪市此花区の舞洲など，大阪湾岸を中心として開発されてきたが，徐々に内陸部に展開するようになり，新名神高速道路の沿線に大規模なものが開発されるようになった。物流施設に入居している企業は様々であり，チェーンストアの配送センター，ネット通販のフルフィルメントセンター，大手メーカーの部品在庫管理センターなど多様であり，サプライチェーンの効率化を目指したものが中心となっている。 | |||||||||

| 内容記述 | Logistics facilities increased rapidly in the 2010s. This study focuses on logistics facilities, analyzing their location-related development and functions. There are three types of logistics facilities : complementary, distribution based, and multi-tenant. Major domestic and foreign developers are creating logistics facilities in association with foreign-affiliated developers, intending specifically to construct large-scale facilities. These new facilities are primarily located in the suburban areas of the three major metropolitan areas around Tokyo, Osaka, and Nagoya. They are also increasingly situated in core regional cities such as Sendai, Hiroshima, and Fukuoka. Until the early 2010s, logistics facilities in Keihanshin area (the Osaka metropolitan area) were located predominantly along the Osaka Bay coast in areas such as Maishima in Konohana-ku, Osaka City. However, they have gradually moved inland. In particular, large-scale logistics facilities are now being developed along the New Meishin Expressway. Varied types of companies aiming to improve the efficiency of their supply chains are moving into these logistics facilities, including distribution centers for chain stores, fulfillment centers for online retailers, and parts inventory management centers for major manufacturers. | |||||||||
